The Staff Review Committee reviews site plan applications that are considered Minor Site Plans. A proposal requiring site plan review shall be classified as a minor site plan if it involves:
New construction of more than 1,000 sq. ft. but less than 5,000 sq. ft. of total floor area;
Enlargements of less than 5,000 sq. ft. of total floor area within a 5 year period;
Conversions of existing buildings if such conversions involve less than 5,000 sq. ft. of total floor area;
Modifications of existing residential structures if such modifications increase the number of residential units by less than 5;
Paving, stripping, removing earth materials, grading or re-grading, either alone or in combination with construction of a building, if the disturbed area is less than 20,000 sq. ft;
A reconfiguration of off-street parking in accordance with Article 10, Section 9.C; or
An enlargement or expansion of use undertaken to meet the requirements of the Americans with Disabilities Act and/or the State Fire Code.
The Staff Review Committee does not conduct formal site walks or public hearings. Members of the public are welcome to attend Staff Review Committee meetings but must understand that these meetings are not public hearings and comments from the public are taken at the discretion of the committee. Decisions made by the Staff Review Committee shall require a majority vote of those members present and voting.
The Staff Review Committee meets on an as needed basis on the 3rd floor of Town Hall.
